NAI Kowallis & Mackey’s Landlord Representation serves the increasingly complex marketing and asset management needs of property owners. We focus on maximizing the value of the property by offering analytical capabilities and an understanding of the investment criteria and leasing objectives of ownership. NAI Kowallis & Mackey’s leasing agents have transaction experience on behalf of property owners, and demonstrate sensitivity to, and cooperation with the brokerage community.
In an era of increased specialization, probably no practice in commercial real estate brokerage has received as much interest as that of tenant representation. NAI Kowallis & Mackey’s experienced and professional “Tenant Rep” brokers specialize in office, retail or industrial tenant representation. However, unlike brokerages that only specialize in tenant representation, NAI Kowallis & Mackey’s tenant rep brokers are supported by full company resources on a local, national, and international basis
Rather than view the lease as a document of liability and restriction, NAI Kowallis & Mackey’s approach is to creatively structure deals so as to maximize profitability while maintaining the greatest level of flexibility.
We work in teams that are directed by veteran dealmakers and senior members of NAI Kowallis & Mackey . We understand how Office space decisions impact our clients’ balance sheets, capital requirements and ability to attract and retain the labor they need to achieve their goals for future growth. Our respected team of professionals is equipped to handle any size transaction using sophisticated negotiating strategies, in-depth research, and analysis. NAI Kowallis & Mackey’s property management experience has prepared us with a first-hand understanding of the criteria building owners use in evaluating proposed lease terms.
The “Tenant Rep” process begins by evaluating and refining the client’s requirements, which vary widely but are always complex, often requiring an analysis of a company’s entire portfolio. Recommendations may include consolidation, expansion, relocation or renewing an existing lease. After first identifying and physically inspecting all spaces that appear to be suitable for the client’s needs, then market conditions, which will support the terms of a negotiation, are determined by our staff. Throughout the negotiating process, we present analyses of competing proposals, so that deals are fairly compared, on an aggregate as well as a present value basis.
NAI Kowallis & Mackey’s reputation in the real estate community also enables us to quickly craft real estate solutions that serve our client’s capital
